About Jaya One
Jaya One is a project owned and developed by Tetap Tiara Sdn Bhd. The company was established in 2004 with a vision to introduce a well-planned commercial centre and a new concept retail, entertainment and dining experience as part of a private initiative to revitalize Section 13.
Strategically situated in Section 13, Petaling Jaya and with direct access and frontage from Jalan University and Jalan 13/6, Jaya One has an unbeatable location. Officially, the development is located at Section 13, P.T No. 1, Jalan University, Section 13, Petaling Jaya, Selangor. The project is constructed on a 10.8 acre land and was previously occupied by Aluminium Company of Malaysia Berhad or better known to the locals as ALCOM.
Jaya One includes two phases. Phase 1 comprises of 4 blocks of 8 to 9 storey shop lot commercial offices and 1 purpose built office which total 221 units of commercial office space and 55 units of ground floor retail units. The commercial office and ground floor retail space amounts to some 596,000 square feet. The five blocks of offices are positioned along the development's perimeter, creating a number of interesting retail zones with highly visible street frontage, including "University Avenue" along Jalan Universiti (designed for banks, flag ship brands and showrooms) and "Wai Sek Kai" (our Food Street, along Jalan 13/6) for franchise dining, local fast food and convenience retail.
Jaya One's Commercial Campus (Phase 1 of the redevelopment) consists of:
* 5 commercial office buildings with more than 200 premium, future-ready offices
* Retail shops - more than 80 in total - in five convenient retail zones
* F&B and entertainment - almost two dozen in total - in two well-planned zones
* Signature elements like Palm Square, the Life & Learning Center and PJ Live Arts, a community arts center and 300-seat theatre

Amenities and conveniences like 2,257 spacious car park bays, fiber optic and wireless communications backbones and total security coverage, 24 hours a day
About Tetap Tiara
The driving force behind the Jaya One vision is Tetap Tiara's group of dedicated shareholders, directors and consultants, who together represent hundreds of years of experience in the property development, construction and retail sectors.
| Mr. Wong Chee Kooi, Executive Director |
Mr. Wong is one of the key driving forces in the Jaya One project. He has had over 30 years experience in the construction and development of properties in Malaysia. As one of the founders of S.P. Setia Bhd., he created a portfolio of projects in Malaysia, including Large Townships, Shopping Malls, Infrastructure Projects, Residential, Industrial and Commercial projects, ultimately selling over 20,000 units of residential and commercial properties.
Mr. Wong was the first to initiate pre-fabricated technology into Malaysia via joint venture with Taisei Prefab Japan and Marubini Corporation Japan. The joint venture brought a new method of construction that allowed cost efficiency and speedier construction, which gave Setia the opportunity to develop more than 30,000 units of apartments in Shah Alam and Petaling Jaya. In addition, in 1991 Mr. Wong was the first to develop a high-end condominium - Arraville - in the heart of Bangsar, which was fully sold during the soft launch at a 10% premium over then current market prices.
His presence in Petaling Jaya is also noted from his successful redevelopment of the Section 14 area via his project "Right Angle" where he introduced a redevelopment scheme of shops and offices into Medan Selera during the 1990s.
In 1997, Mr. Wong retired from S.P Setia and the property development scene, however his retirement was short lived when he acquired the Jaya One site in 2003.
| Mr. Ooi Chee Hong, Executive Director |
Mr. Ooi Chee Hong is a civil engineer by profession with over 20 years experience in Property Development and Construction. He was with JKR up to 1983 and subsequently joined Pembangunan Brisdale Sdn. Bhd, the developer of Pandan Jaya, first as a Project Manager and subsequently as General Manager and Director. Mr. Ooi was appointed Executive Director of Larut Consolidated Bhd. in 1994, a post he held until 1997, when he embarked on his own property development.
Mr. Ooi also has a number of completed projects in Klang Valley including: Pandan Cahaya - 18 acres of shop apartments; Prima Damansara - 50 acres of mixed development with 1,500 units of apartments and 72 units of shop apartments; and Villa Damansara at Kota Damansara - residential development spread over 22 acres of land with 280 residential units. His current project is Prima Saujana, a RM500 million mixed development of apartments, shop offices and landed residential homes on 202 acres of land.
| Mr. Charles Wong, Executive Director |
Charles graduated with a business and finance degree and later pursued on his Masters in Financial Management Control. He returned to Malaysia in 2000 where he began his career with KPMG in Corporate Restructuring.
In 2004 he left KPMG to pursue a career in Property Development which landed him at Tetap Tiara where he oversees the sales and retail marketing, finance, operations and administration of the Company.
| Mr. Lee Kim Seng, Executive Director |
Mr. Lee Kim Seng is a civil engineer with over 23 years experience in civil engineering, construction and property development. He was with JKR up to 1989, rising to the post of Senior Executive Engineer. Mr Lee joined the private sector and was with Talam Corporation Berhad before embarking on his own business in 1997.
He has personal holdings and directorships in a number of other property development companies including the RM110 million Pandan Cahaya shop apartment project and the mixed commercial and residential development at Prima Saujana.
| Mr. Mok Yok Chang, Director |
Having been the director of Colliers International Property Consultants Sdn Bhd responsible for building up the estate agency business since 1983, Mr. Mok disposed of all his shareholdings in that organization in 1993 to set up his own real estate agency and investment practice.
His working history dates back close to 30 years of experience in property economics consultancy. He is thoroughly familiar with the various applications of property valuation particularly in the corporate sector. He maintains wide contact with a cross section of the business community in Malaysia.
| Mr. Randall A. Gocke, Retail Advisor |
Mr. Gocke spent the larger part of his career working for some of America's largest retail companies, planning department, specialty store and shopping center developments. Wtih almost 15 years in Malaysia since then, Mr. Gocke specializes in retail, hospitality and F&B development, including use planning, conceptualization and implementation of both large scale projects and individual business unit. His clients and partners have included Metro Jaya Bhd., Bates Worldwide, British American Tobacco, Lane Crawford, Reemtsma, HSBC and many other local and international companies.
Randall has been working with the Tetap Tiara development team since 2005 on the master planning of both Phase 1 and Phase 2 and implementation of retail zone plans including retail and F&B tenant mix plans.
